  • How do I check my account balance?

    Click on Sign in and log into your owners portal. 


    If you do not have access to the owners portal, please contact the office to receive a link.

  • How do I advise when I change my phone # 's or automobile?

    Please send an email with your email or phone # changes.  Vehicle additions or changes must be done in the vehicle registration portal located under the Community information tab.

  • How do I request an Estoppel?

    Send a request to Tiffany Off at Kendalltwn@Aol.com and include the property address. Charge for an Estoppel is $150.00 for a five business day turn around or $200 for a two business day turn around. 


    Check is payable to Kendalltown Homeowners Association and the address is 10333 SW 76 Street, Miami Florida 33173.

  • Does Kendalltown rent its Clubhouse?

    Yes, the Party Room, Lounge, and Kitchen may be rented to residents only. Please contact our office to check for availability and a copy of the agreement.

  • How do I have debris such as tree clippings and discarded furniture and/or appliances removed in front of my property?

    Kendalltown does provide a courtesy trash pick up of only small items.  Large items, construction debris and appliances are not picked up. You must contact the office at least 3 days prior to make arrangements.  Do not place debris out on weekends and holidays. Last pick-up is Friday at 1 pm.

  • When a Contractor does repairs to my home, how do I have debris removed?

    Contractors are responsible for removing all of their debris. If the Association has to pick it up, you will be charged for each truck load.

  • What kind of Roof can be installed on my townhome?

    Kendalltown has three phases. Each phase is approved for different roofing material. Please call the Management Office for the approved material for your townhome roof.

  • Is Kendalltown in a Flood Zone?

    Yes, its base elevation is 8 feet, Zone AH.

  • How do I obtain a Certificate of Insurance for the Common Property?

    Call Marsh & McLennan 305-823-2777 or e-mail www.niagroup.com and request a ertificate for Kendalltown HOA.

  • When are the townhomes painted?

    The townhomes are painted every seven (7) years. Painting is only done for sections of each phase every year.

  • How do I request paint?

    The Association provides, as a courtesy, a quart of paint, when available. Please bring a container with the address noted and the requested color to the Management Office.

  • How do I report a sewer back up or a water leak on common property?

    Call the Management Office with the address.

  • How can I get involved?

    The best way to get involved is to attend the regular Board meetings and/or join a committee.  The Board meetings are on the third Tuesday of every month at 7:30PM

  • How do I report a burned out Security Light?

    Email the Management Office with the address where the light is located.  The electrician may need access to the property, therefore please advise what days you are available.

  • How do I report a burned out light pole?

    Email the Management Office with the pole number. The Pole number is located in front of the pole, approximately five feet from the ground.

  • How do I report a crime in progress or suspicious activity?

    Call the police first and then report it to the Management Office and/or the roving guard.

  • How do I reserve the tennis courts?

    Please click on the community information tab and then on tennis court reservation.  If you are a new resident and want access to the system, you must send us an email with your address requesting to be added as a resident. Otherwise, you will be charged as a walk in. 

  • How do I contact the Tennis facility?

    The Tennis Pro is Kelley and you may reach her by email at Keltown@aol.com or call 305-975-7107.

  • How do I contact the Clubhouse?

    E-mail us at Kendalltwn@aol.com or call 305-279-4331.

  • What are the Management Office hours?

    The Management Office is open 8 am to 4:30 pm.

  • What are the Clubhouse Hours?

    The Clubhouse is open 7am to 10pm Monday thru Friday and 10am to 10pm on the weekends. Check your Kendalltown Gazette for the holiday schedules.

  • I just moved in. What do I do when I purchase or lease a property in Kendalltown? How do I get to use the Clubhouse amenities?

    Please email or bring us a copy of your Warranty Deed or Lease agreement to the Management Office. To use the Facilities, you (and any family members) will need to come to the Clubhouse, complete a form and have your picture taken for an I.D. card. I.D. cards cost $20 each. You will receive the Rules & Regulation Booklet at that time.  Tenants are required to provide the office every year with their lease renewal in order to maintain access to the facility.

  • I am interested in making a change to the exterior of the home. Do I need approval?

    Yes, all exterior changes or modifications require an approval from the Association. Please complete an ACC form prior to making any changes?  Application for Approval for changes form is located in the owner's portal under the Documents tab and then under forms.

  • What happens if my car is towed?

    Please contact the towing company immediately to get instructions on getting your car.  It is important that you contact them within 24 hours of the vehicle being towed, as additional fees will apply.

  • How do I report improperly parked or stored automobiles?

    Please contact the Clubhouse Office at 305-279-4331 during regular hours or the Roving Guard during the evenings 786-832-2087.
